The 1st of 5 mistakes when selling your property

If you decide to price your property too high you'll very likely end up with some or all of the problems below:

  1. The first 4 weeks of marketing your property for sale are critical and if you are priced out of the market you will have lost this momentum and it is challenging to get this back. An appropriate listing price will, immediately and consistently attract attention and generate buyer activity.
  2. Price too high and you will end up helping your competition.. Buyers will compare your home with other offerings in their price range and make judgements – it is critical that your home be competitive in price and appeal with the other options that these prospective buyers will be considering.
  3. The most common question a buyer asks is how long the property has been on the market? If your property has been on for more than 3 months buyers will ask what is wrong with the property and why no one wants it... From a buyers perspective the longer your property is on the market the less it's worth!

  2. Presentation
  3. Pricing
