Knowing what people are really looking for is key to the rental market. We understand London, and so are well-positioned to understand what properties suit which people. And crucially that doesn’t stop at the property itself. For Landlords looking to rent, this means we will only market your property to suitable prospective tenants, who at the end of the process will be happy in your property for all the right reasons. As you can imagine, the properties we deal with are not unlet for long.

We have two flexible service options, both with fees deducted monthly on a rent receipt basis. This gives you a transparent, bespoke service while helping maintain a steadier cash flow and a straightforward working relationship.

This package is for landlords who prefer to be completely hands-on and simply want to be compliant with regulations and help in finding the right tenant

24 Hrs Property Management

This fully managed service is suitable for landlords who have limited time to manage their property.

Our fees are deducted every month on a rent receipt basis.

Additional landlord fees may apply

  1. Consultancy is offered on request and will be charged at the rate of £60 including VAT per hour, plus travel and other reasonable expenses and costs. This Service includes additional visits to a Premises if we are managing, serving a Notice under Section 13 of the Housing Act 1988, waiting time at a property, having extra sets of keys cut, arranging cleaning prior to the start of a Tenancy, arranging safety checks, arranging installation of smoke alarms or carbon monoxide alarms, arranging an Energy Performance Certificate or obtaining consent from a lender or a Superior Landlord.  
  2. Preparation of an Inventory and Schedule of Condition on behalf of the Landlord by an inventory clerk will depend on the size and style of the Premises.  Estimates will be given upon request. The cost of the preparation of the Inventory is borne by the Landlord.
  3. Preparation of our standard Tenancy Agreement is £295.00 including VAT for a new tenancy. This includes identity check, reference check, and immigration and visa confirmation for up to 2 tenants and a guarantor. The cost is £195.00 including VAT for a Memorandum of Agreement prepared for extending a tenancy, including a rent review.
  4. Checking and making any alterations requested by your solicitor to our standard Tenancy Agreement: £30.00 including VAT per hour or part of an hour.
  5. Service of Notices to terminate a Tenancy when we are not Rent collecting or managing the Premises will be subject to an administration fee of £70.00 including VAT.
  6. Visits during a void period using our caretaking service will be £60.00 including VAT for one visit each week during office hours.  
  7. Instructing contractors during a void period or if we are not managing the Premises will incur an administration fee of £30.00 including VAT payable in advance together with the cost of the contractor.  This Service is only offered provided we have written instructions from the Landlord and hold sufficient cleared funds to cover the cost of the work plus our fees.
  8. A supervisory fee of 12% including VAT of the total cost of any work in excess of £175.00 including VAT but subject to a minimum fee of £95.00 including VAT is charged for supervising the work. 
  9. Supervision of partial or total refurbishment of the Premises is a service available subject to negotiation.
  10. If the Landlord is not resident in the UK we will charge an administration fee of £120.00 including VAT each quarter for tax retention and completion of the documentation required by the Centre for Non Residents. 
  11. The administration fee for membership of the Deposit Protection Service (“DPS”) is £90.00 Including VAT paid annually in advance. If the property is managed this fee does not apply.
  12. Preparation of documentation for County Court proceedings or TDS/my deposits/DPS adjudication will be £120.00 including VAT plus our reasonable costs and expenses and attendance at court or any tribunal on your behalf will be charged at £125.00 per hour including VAT per hour plus our reasonable costs and expenses.
  13. Duplicate statements can be provided to you or your accountant for a fee of £42 including VAT for all the statements covering a tax year.
  14. We will make a flat charge of … for photocopying. 
  15. The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Premises including photographs (where applicable) will be subject to an additional charge.  Full details will be provided on request.
  16. Costs of overseas and long distance telephone calls and faxes which will be charged at the current British Telecom rates including VAT.
  17. If we are required to visit the Property, other than for scheduled visits, there will be a charge of £85 including VAT for up to one hour and £45 including VAT per hour thereafter (to include attending for deliveries, and/or meeting contractors).
  18. If we need to make calls on your behalf that exceed 30 minutes, a fee of £20 including VAT will be charged for each additional 30-minute interval. This fee covers calls made for insurance purposes, to preferred contractors, and/or local authorities.

With our Management Service, we also include free protection insurance for added peace of mind. Our fees are deducted every month on a rent receipt basis, helping you maintain a steadier cash flow.
