The longer your home is on the market, the less it is worth!

The first eight weeks of marketing a property for sale are critical, especially in light of the most common question asked by potential buyers being: "how long has the property been on the market?" And if your property has been on the market for more than three months, buyers will think there is something wrong with the property. From the buyers perspective, the longer your home is on the market, the less it is worth!


Questions that help sell a property

If you have to ask your Agent why your property isn't selling, their reply will probably blame the market, or your asking price, or both. Before considering dropping the price, think about the factors that will help sell your home for highest price, but firstly has your Agent done the following.

  • Do they call you every week?
  • Do they give you full and detailed feedback after each viewing?
  • Have they made any suggestions (other than dropping the price) to help you generate more viewing?
  • Does your Agent accompany all your viewers?
  • Do they provide you with detailed marketing reports that goes beyond just Rightmove and Zoopla?


Presentation

  • Is the main photograph online the best to tempt a potential buyer to click for more information?
  • The headline, is it punchy? Does it immediately attract attention?
  • Are the descriptions of your house full of lovely adjectives, owners quotes and carry an overall tone of enthusiasm?
  • Are your photographs professionally taken?
  • If necessary are the photographs virtually staged with soft furnishings to help potential buyers visualise how the property could look?
  • Does the floor plan include dimensions and the overall floor area?
  • Are your brochures laminated?
  • Are the descriptions of your house full of lovely adjectives, owners quotes and carry an overall tone of enthusiasm?

Exposure

  • What is your social media marketing strategy and what is your weekly reach and engagement?
  • What are you doing to stimulate the passive market - those buyers who aren’t on the market yet who may consider buying your home if they only knew you existed.
  • Are you strategically posting out flyers to potential buyers in your neighbourhood and local post codes?
  • If appropriate did you launch an open house to attract the local community?
  • Are you exposing your home to all the agents in your area and making calls daily to find the buyer for your house?
  • What is your National and International exposure?

Price

Have you stuck to your asking price, or perhaps due to pressure from your Agent, have you dropped it?

  • Is your asking price a nice round figure? For example: £1 million, rather than £999,999?
  • Do you know how your price per square foot, compares with the competition?

Follow this advice and you'll soon be in a much better situation.
